Hi, I’m Eric, founder of Exceed Property Inspections. I started this business with one simple goal: to offer the same level of care, honesty, and attention to detail I’d expect for my own home and family.
When you choose Exceed, you’re not just hiring an inspector—you’re supporting a locally owned, family-run business proudly based in Central Ohio. We’re your neighbors, and we treat every home we inspect with the respect it deserves.
Before becoming a licensed Ohio home inspector, I spent over 20 years in IT project management and business analysis—fields that demand precision, clear communication, and the ability to evaluate complex systems. I bring those same skills to every inspection I perform: translating technical findings into clear, actionable insights and helping clients understand exactly what they need to know.
Outside of inspections, you’ll usually find me on our small homestead—chasing down home projects, caring for our spirited flock of chickens, or enjoying time with my wife and kids. That hands-on, practical mindset is something I carry into every job. I treat each property as if my own family were preparing to move in—because I know just how important it is to feel safe, confident, and well-informed in your next home.

Our Services
We offer several inspection options at Exceed. Select the one that best meets your needs. All of our inspections include a 400-point thorough visual review of all major systems, including structure, electrical, plumbing, HVAC, and appliances. You’ll receive a detailed report of our findings, along with a consultation to help you prepare with confidence.
All inspections are competitively priced for our service area and start at $400 for homes up to 1,500 square feet built after 1930. Detached outbuildings are extra. The final price is determined by total square footage and the age of the home and will be calculated when you schedule.
Pre-Purchase (Buyer) Home Inspections
A Pre-Purchase Home Inspection is a comprehensive visual evaluation of a home's accessible components, conducted before you buy. It helps identify potential issues, so you can make informed decisions, request repairs, or negotiate pricing.
Pre-Listing (Seller) Home Inspections
A Pre-Listing Inspection gives sellers a clear understanding of their home’s condition before putting it on the market. By identifying issues early, you can make repairs in advance—potentially increasing your listing price and streamlining the sale process.
New Construction Inspections
A New Construction Inspection is conducted after your new home is built but before your final walk-through with the builder. This independent, third-party evaluation helps protect your investment by identifying defects or oversights before closing.
Home Warranty Inspections
A Home Warranty Inspection is performed in the final months of your builder’s warranty—typically around the 11-month mark. It’s designed to identify defects or issues that may have developed since move-in, so they can be addressed while still under warranty.

Our inspectors wear dedicated indoor and outdoor shoes, offer shoe covers for clients, and carry vacuums and basic cleaning supplies in our vehicles just in case. We also leave behind a homeowner checklist as a courtesy, ensuring nothing is overlooked and that everyone feels safe and comfortable after the inspection is complete.

All inspectors at Exceed Property Inspectionsare fully licensed by the Ohio Department of Commerce’s Division of Real Estate & Professional Licensing. Our licensing isn’t just a formality—it reflects the time, effort, and integrity we bring to every inspection.
To earn and maintain this license, we have:
Completed a rigorous, state-approved education program
Performed peer-reviewed inspections under professional supervision
Passed the National Home Inspector Examination (NHIE)
Cleared background checks with both the Ohio BCI and the FBI
Agreed to complete a minimum of 14 hours of continuing education every year
Registered our business with the Ohio Secretary of State

While Ohio requires home inspectors to be licensed, certification is entirely optional. At Exceed Property Inspections, we chose to go further. We've proudly earned certification through the International Association of Certified Home Inspectors (InterNACHI)—the largest professional organization of home inspectors worldwide.
Becoming InterNACHI Certified means we have:
Passed InterNACHI’s own rigorous certification exam (in addition to the national exam)
Completed a 38-hour course on the InterNACHI Standards of Practice
Completed a 13-hour course on the InterNACHI Code of Ethics
Submitted mock inspections for professional review and evaluation
Committed to retesting every 3 years to maintain certification
Committed to completing 549 hours of continuing education by 2026
Committed to completing at least 24 hours of continuing education each year after that
Our choice to pursue InterNACHI certification reflects our deeper commitment to ongoing learning, industry best practices, and raising the bar for what a home inspection can—and should—be.

These policies are in place to safeguard your interests and the properties we inspect, giving you added peace of mind throughout the process.
